Most spec homes in Arizona are built to move quickly: efficient floor plans, predictable finishes, decisions made in volume. There's a market for that, and it isn't the market we serve. Our spec work is built the way we build for private clients: thoughtfully architected, detailed by hand, and finished at the level a discerning buyer expects to find in a fully custom home.
We're applying years of luxury residential construction experience to spec development. That means the architect we trust on a $4M custom home is the same architect designing the spec. The same project manager. The same trade partners. The decisions are different because we're designing for an ideal buyer rather than a known client, but the standard is identical.
What stays the same
The standards we don't bend on, even on spec.
A spec home still has to earn the Provision name. The architecture, supervision, and finish logic are handled with the same discipline we bring to client-led custom homes.
Site & orientation
We turn down sites that won't deliver. Solar orientation, lot geometry, neighborhood character, and view corridors are all evaluated before we draw.
Architecture
Plans are drawn for the home, not against a template. Massing, ceiling heights, glazing, and indoor-outdoor flow are designed in context.
Structure & systems
Framing, HVAC, electrical, and plumbing are engineered to the level of a custom build. The bones of the home are not the place to cut.
Selections
Finishes, fixtures, and materials are selected by our design team, not pulled from a builder-grade package. Every element earns its place.
On-site supervision
Our project managers live on these homes. Subs don't run the job, we do. The same standard applies on every custom project.
Closeout & warranty
Spec homes still receive a full punch process and the same two-year workmanship warranty as our custom builds.
For buyers
There's still room to make it yours.
The earlier in a build a buyer steps in, the more there is to personalize: countertop slabs, plumbing fixtures, certain layout decisions in primary suites and kitchens, sometimes even the cabinetry program. By the time a home is at drywall, many of those decisions are locked, but selections in the trim, paint, lighting, and finish carpentry are often still open.
We're transparent about what's flexible and what isn't at the point of contract. If you'd rather start from a blank sheet, our custom home process is the better fit. If you want a home that's already been designed and detailed by a team you trust, and finished on your timeline rather than over the next twenty months, a spec is often the right answer.
